Location: Ngee Ann City Surface Area: 1500 Sqft

We successfully completed a 1,500 sqft aesthetic clinic reinstatement project at Ngee Ann City, a premium commercial development with very high visitor traffic. At the initial stage of the project, we conducted a thorough review of the original as-built drawings and discovered discrepancies between the drawings and the actual site conditions. During the inspection, we found that several original glass panels shown in the drawings were missing and had never been reinstated previously. Due to the age of the building and documentation, we proactively coordinated and verified the reinstatement requirements with the building management to ensure all obligations were fulfilled accurately and in compliance with management requirements. This project also involved the procurement of custom curved glass panels, which required early planning and close coordination. Given the tight project timeline, we initiated material procurement and supplier coordination at an early stage. Vendor selection was not based solely on pricing, but also considered reliability, commitment to timeline, fabrication capability, and delivery assurance. In addition, we carried out detailed risk management to minimise potential delays that could impact the tenant, including high rental costs, business operational disruptions, and double-rent obligations under certain lease agreements. As part of the reinstatement works, we also performed modifications and reinstatement of the existing ducting system to restore it according to the original as-built conditions. Through careful planning, strong coordination, and solid technical expertise, the reinstatement project was successfully completed in accordance with the client’s requirements and building management standards.
