We successfully completed an office reinstatement project for a unit measuring approximately 3200 sqft located within New Tech Park, Singapore. This project involved detailed technical coordination, particularly for the reinstatement works related to M&E services above the ceiling area. The scope of work included the dismantling and reinstatement of M&E installations, removal of additional fittings and installations added during the tenant’s lease period, and restoring the unit back to its original condition in accordance with the landlord’s compliance requirements. During the reinstatement process, we identified discrepancies between the reinstatement scope requested by the landlord and the unit’s original condition when it was first handed over to the tenant. To protect our client’s interests, we carried out a thorough investigation and detailed review of supporting references, including previous site photographs, existing drawings, historical layout references, and the original handover condition of the premises. Through comprehensive documentation and proper technical clarification, we successfully managed and resolved these scope discrepancies professionally with the landlord. The project was ultimately completed successfully with strong supporting documentation, a clear understanding of compliance requirements, and a client-focused approach. This project demonstrates our capability in handling technically complex reinstatement works while professionally managing reinstatement disputes in a structured and effective manner.
