Project Description

Location: Hillion Mall - Bukit panjang Surface Area: 900sqft

We successfully completed a reinstatement project for the outlet Kowloon Bay HK Cafe located at Hillion Mall. During this project, we coordinated closely with Smart Property Management Singapore Pte Ltd as the building management. All works were carried out in full compliance with the building management’s requirements and regulations. In this project, we implemented comprehensive protection measures to ensure that public areas remained safe throughout the reinstatement process. Floor and surrounding areas were protected using a screeding method before starting demolition works. This preventive measure was applied to avoid any damage to mall facilities and common areas. We carried out dismantling of the existing interior, including glass partitions, wall framing, ceiling systems, electrical installations, and other decorative elements within the unit. Our team also performed dismantling of mechanical and electrical systems, including removal of lighting fixtures, wiring, and open ceiling installations. The process was conducted carefully to ensure no damage occurred to the building’s main structure. Floor removal and dismantling of interior equipment were carried out systematically to improve efficiency and accelerate the reinstatement process. Demolition materials were then collected and transported in an organized manner in accordance with building regulations. Our team also conducted thorough cleaning after demolition to ensure the work area remained clean and safe throughout the project. Upon completion, the unit was successfully restored to a bare unit condition in accordance with landlord requirements. The final result delivered a clean, tidy space ready for handover to the building management or the next tenant. This project demonstrates our capability in handling reinstatement works professionally, efficiently, and in full compliance with applicable regulations.

The Challenges

The MCST has requested quite a number of requests and the contract my client signed for handover indicates that flooring to be completed with screeding, hence pricing is our challenge here.
